Mobile Home Description

This is a 56 X 28 Mobile Home 5 bedrooms 2 full baths with high vaulted ceilings on a beautifully landscaped, dead-end, very private, rented lot directly on the woods above the Cahaba River. This has now been drastically reduced for a quick sale. The home and everything that is included (please read entire ad for ALL the details of this amazing deal AND answers to most questions you may have) has been valued at $65K on two different valuation sites, I originally priced my home for 10K less so I could sell it quickly to move to FL to help my aging Mom, but now I'm offering it for an even more reduced price of only $45K or best offer, but it is a cash-only price. The home is located in Cahaba Mobile Home Estates, one of the oldest, nicest, most beautiful and best-priced MH communities in the state. It has a Trussville address but, the home is zoned for wonderful Leeds City Schools and, the location is super great, as it is literally about 8 minutes to Leeds, Trussville, Moody, Irondale and only about 12 minutes to the Birmingham Airport or Birmingham, yet it is secluded in the woods on a mountain above the Cahaba River and takes up the entire cul-de-sac with wonderful neighbors to boot! It is also a preppers dream! Just ask! ;)

I've lived here for 20 years and taken very good care of the home, done MANY upgrades to both the home and the yard and, the lot that the home is located on is more like 2 1/2-3 lots compared to all the others in the community! It's definitely one of the largest, most beautiful and private lots in this community!

There is an upgraded side by side wonderful GE Refrigerator with ice maker and water and a Dishwasher, Stove, Washer and Dryer that are all included with the home. Side note: Stove, dishwasher, refrigerator, hot water heater, and washer have all been replaced with brand new appliances one time since moving here in February of 2001 and, the new owner will receive all of the pertinent paperwork with the home. The master bathroom has a giant Jacuzzi tub that is literally on the woods and a huge, bright, walk-in shower with sliding doors and 2 seats which you will love! It's a very safe and secluded area up here, I guess because, it's so off the beaten path, but at the same time it's very close to downtown Leeds, AL which is a very sweet loving little town with an amazing school system, fire dept, and a great police force as well! It's such a peaceful and beautiful place to live! I'm going to miss it so very much!

The gorgeous and secluded lot is landscaped with many gardens, has easy access to the Cahaba River for fishing, camping, boating (place to put boats at the bottom section of the Estates) and swimming and, there are many different trails to access the river. This is a very cozy, safe and private place to live the way it is situated, even with a man-made fenced-in turtle pond/pen. There's also beautiful wooden fencing along the left side where my closest neighbor lives, a back covered stone patio with a beautiful wrought iron table set and other patio furniture/small wooden table, chairs that all come included with the home and lovely neighbors to boot! :) I installed floodlights on the front and the back of the home, a quaint lamp post at end of the walkway up to the house, hose guides in exactly all the right places for easy watering, many solar lighting decorations and many French drains on the lot for proper drainage in the landscaped gardens. Some of the flowering trees I planted years ago that are now fully mature include: 3 Crepe Myrtles, a Crab Apple, 3 beautiful Japanese Maples, an Alabama Redbud, a flowering Peach tree with peaches, a Kwanzen Cherry and a White Dogwood. The flowering bushes include azaleas, forsythias, hydrangeas, a butterfly bush and more. The townhouse also has a separate deadbolt lock that is different from the locks on the home and shed building, which are the same locks. The outside of the townhouse bldg has tons of decor: chimes, crosses, glass bird feeder and other various decorations. All are included with the home. NOTE: This bldg is worth a small fortune all on its own compared to buildings you can purchase at Lowes, Home Depot, etc., a fortune! Whoever gets this home will be a very lucky blessed person or family that could never acquire a home with this much already set up, the shape it is in (this is NOT a "fixer upper") with a fairly new upgraded shingle roof and heat pump-both warranted for a long time and the convenient, secluded and wonderful location in a great school district with great neighbors!! Impossible for all of that! My retired schoolteacher neighbor actually takes my grandchildren to the library on a regular basis, does art projects with them and loves helping them with their school work...she is a jewel! I am so sad to leave here, it's inexpressible! :(

The home is permanently placed on this gorgeous and special lot because of the site built rooms and the landscaping and the lot rent is $298 a month, waste management is included but the water and sewer is the owner's responsibility. There are no other fees like community fees or anything like that.
